			<content:encoded><![CDATA[<p>I think that one of the worse items to be included on any real estate agents web site is<br />
the &#8221;Send Me More Information&#8221; button.  This button is the most misused button on any<br />
of an agents&#8217; web site.  I have received numerous e-mails from my web site visitors<br />
requesting more information about a property.</p>
<p>The problem is that I don&#8217;t know what additional information they are asking for.  They<br />
rarely include any explanation of the information they want.  And in many cases they just<br />
write &#8220;Please send me whatever information you have.&#8221;  Hmmm.  What does this mean? <br />
What do these people think they will be getting?  It would be tremendously helpful if they<br />
added a short note to their request detailing what they would like to get more information about. </p>
<p>With that said let me list those things that I will not provide when asked for more<br />
information about a property:</p>
<p>a.  If I AM the listing agent for a property, I will not give you the seller&#8217;s motivation for<br />
selling the property (i.e. is the seller on the verge of being foreclosed, what is the<br />
minimum price they would be willing to take, etc.).  If I am NOT the listing agent, I don&#8217;t<br />
have this information nor am I going to bother asking the listing agent for it (which they<br />
wouldn&#8217;t provide, anyway).</p>
<p>b.  If I AM the listing agent for a property, I will not give you any information indicating if<br />
there are any offers on the property, their status, nor the amount of the offer.</p>
<p>There is additional information that I will provide for you if you missed it in the listing<br />
detail or if it was omitted from there:</p>
<p>a.  Details about the property lot, wherever I can.<br />
b.  Tax information when available.<br />
c.  Market price analysis (I will provide supporting information regarding the asking price<br />
of a property, if it is over-priced, under-priced, or priced at market).  However, I never<br />
provide this information via e-mail or phone and will require you to meet me at my office.</p>
<p>Some listing details may not give as much information as you need about certain features<br />
of the property such as, the basement may be listed as a full, unfinished basement but<br />
you want to know if the foundation is block or poured concrete.  I can find that out for<br />
you.  The size of the lot that the house is sitting on may be given in the listing details, but<br />
nothing is mentioned if the lot is sloping or level; I can find that out for you.</p>
<p>So, when you&#8217;re requesting more information make sure that you specify what<br />
information you are seeking.  It helps real estate agents to focus in on what you are<br />
looking for instead of repeating everything that can be found in the property&#8217;s listing<br />
detail.</p>
